1. Introduction 
The Athens County Port Authority (ACPA) is seeking proposals from qualified commercial brokers to assist in marketing and leasing the ACPA’s speculative building at 5885 Industrial Drive, located at the Bill Theisen Industrial Park in the Plains, Ohio. 

The Athens County Port Authority was established in 1996 by a resolution of the Athens County Commissioners. Its mission is to encourage and facilitate economic development projects in Athens County. This RFP outlines the ACPA’s requirements and the criteria for commercial broker selection. 

2. Objectives 
The primary objectives for engaging a commercial broker include: 
• To effectively market and lease 5885 Industrial Drive, a manufacturing speculative building. 
• To provide expert market analysis and valuation services. 
• To negotiate favorable terms and close transactions efficiently. 

3. Scope of Work 
The selected broker will be expected to provide the following services: 
• Conduct comprehensive market analysis and provide insights on current trends. 
• Prepare detailed property valuations and investment analyses. 
• Develop and execute a tailored marketing strategy to attract prospective tenants/buyers. 
• Facilitate negotiations and manage the transaction process from start to finish. Exemptions for parties engaged with the Port Authority prior to broker selection. 
• Provide ongoing advice and support throughout the leasing/sale process. 

4. Proposal Requirements 
Interested brokers should include the following in their proposal: 
• Company background, including years in business and areas of expertise. 
• Overview of the team who will work on this project, including qualifications and relevant experience. 
• Examples of past projects or case studies similar to our requirements, along with client references. 
• A detailed approach to executing the services outlined above. 
• Estimated timeline for deliverables and key milestones. 
• Proposed fee structure, including any commissions and payment terms. 

5. Evaluation Criteria 
Proposals will be evaluated based on the following criteria: 
• Relevant experience and qualifications (30%) 
• Proposed approach and understanding of our needs (30%) 
• Client references and past performance (20%) 
• Cost and fee structure (20%) 


6. Submission Guidelines 
Please submit your proposal in PDF format to admin@athenscountyohedc.com by 3pm on Friday, December 13th, 2024. Late submissions will not be considered. All inquiries regarding this RFP must be directed to the ACPA by 5pm Wednesday, December 11th, 2024. 

7. Terms and Conditions 
• All submissions will be kept confidential through a sealed bid process, after which submissions will become public. 
• The ACPA reserves the right to reject any or all proposals. 
• Proposals must remain valid for 90 days from the submission deadline.
